When do you consider replacing or repairing your driveway in Denver

​Driveway damage can be caused by several different sources, including freezing temperatures, de-icing materials, the weight of a vehicle, and gas or motor oil. You should consider repairing or replacing your driveway if it has:
  1. Small, unconnected cracks  - If you notice cracks less than a quarter-inch wide, then you should start repairs before they spread. If you put off repairs, water can freeze and expand in the cracks, making them wider and deeper and creating a much bigger issue. 
  2. Pothole - A single pothole can be fixed easily and, if addressed immediately, can prevent any further damage. However, if you notice multiple potholes, then the foundation of your driveway might be affected. In this case, you’ll need to replace your driveway.
  3. Sunken areas - If the driveway outside the garage starts to sink lower than the garage floor, you’re going to have to patch it to make it level again. 
  4. Faded color - Although discoloration is an indication of an aging driveway, it’s still safe to use. If you own a concrete driveway, you can restore its color by sealing any cracks with a sealant.
  5. Crumbling edges - If your asphalt driveway is crumbling at the sides, then this means that the edges were not thick enough to start with. You can add additional edging to protect your driveway from any further damage. 
  6. Signs of wear - The average lifespan of a driveway is at least fifteen years, so if your driveway shows signs of sagging and cracking within ten years, you’re going to need to make repairs to increase its life.

​If your driveway suffers from minimal damage and can maintain its integrity, then it’s advisable to repair it. On the other hand, if your driveway requires extensive repairs on the top, but has an intact foundation, then it’s better to resurface it instead.
